When should I contact you to reserve an apartment?

As soon as you make the decision to live off campus, and you have your friends together who want to share a space, complete the Waitlist page and submit it. This will ensure that your name is placed on our waitlist. When we receive this, we will confirm that you are on the waitlist, and as soon as we have a vacancy in the apartment house you desire, we will be in contact with you to complete the paperwork.

What is required to finalize a lease with you?

We will provide you with a copy of the lease to share with your parents. To complete the lease, we require:

  • One copy of the completed lease with all tenants signing on one form, and,

  • An individual Parent Guarantor Page (the last page of the lease) from the parents of each tenant on the lease, and,

  • A 2-month security deposit (the monthly rent times 2).

The security deposit is held in a separate account until the end of your lease, and any damages or unpaid charges are deducted from this and the balance is returned to you within 30 days of the end of your lease. Most of our tenants receive back all or nearly all of these deposits if they have taken good care of our apartments! At the start of your lease, to gain possession of your keys, the first month’s rent will be collected.  For your convenience, we have added payment by VENMO as a payment option. At that time, evidence must also be provided that the electricity and gas accounts have been put in the tenants’ names.

How much do your apartments cost?

It depends on the size and location of the apartment and what amenities are included. Generally, however, the monthly cost per student is between $575 and $625.

What does the rent include?

Overall, it includes off-street parking, laundry, water/sewer charges, trash pick-up, snow removal, and lawn care.

What additional expenses will I have?

Tenants are responsible for electricity and gas heating charges and any internet/cable services they want to secure. Currently, expenses will be $75-$100 additional monthly for utilities.

When does the lease begin?

All of our leases usually begin around August 1 and end around July 30 of the following year. However, we are sometimes able to accommodate requests that may differ from these dates.

What are some of the benefits of living off campus?

There are many. Of utmost is a greater sense of independence and a transition period to the “real world.” However, financially, it is becoming more and more economical to move off campus with the increasing rates of room and board on campus. Additionally, your lease is for an entire 12 months, making it possible for you to take classes when the dorms are closed, have local internships or jobs, or take summer classes without incurring an additional on-campus housing fee.
